MARAVION Realty Token outlines RWA concept for Asian coastal resort development
Project-specific $MARV series and a Development Gate framework connecting milestones, budgets and expenditure

The MARAVION Realty Token ($MARV) project team has outlined a real-world asset (RWA) concept to support coastal resort development in Asia, excluding Japan. Its vision brings together landscape, architecture and hospitality, following a destination from its initial concept through to opening. $MARV seeks to make the development process and use of funds as visible as the envisioned resort.
Each $MARV series is intended to represent contract-defined economic interests in one resort development project. The proposed structure keeps the rights and funds of individual projects separate. Land or leasehold rights, project entities, permits, budgets and construction and operating arrangements would be reviewed for each project. Specific locations, scale, room counts, developers and property acquisitions remain to be confirmed.
At the centre of the approach is Development Gate. The framework connects reviews of rights and conditions with budgets, schedules, work completed, invoices and the remaining cost to complete, while providing procedures for changes and unmet milestones. The scope of professional reviews and expenditure approvals would be defined by contract. Progress reports alone would not trigger automatic payments.

Development funding would be allocated to land or rights acquisition, studies, design, permits, site works, construction, equipment, contingency and opening preparations. Regular distributions during construction are not assumed, and subscriptions or borrowings are not treated as operating income. After opening, distribution decisions would be based on actual operating surplus; sale and settlement would follow actual proceeds and contractual ranking.
Stay Credit is also under consideration as an optional post-opening feature, allowing part of a confirmed distribution to be converted into a balance for future stays. Its introduction would require service agreements, booking and settlement arrangements, and provisions for service balances. Stays or credits would not be guaranteed from development funds. Holding $MARV would not be equivalent to owning a guest room or holding a stay voucher.
Next steps include defining land rights and permits, financing, schedules, contractors, operators, legal structures and offering terms. The project intends to disclose risks including permit failure, delays, cost overruns, failure to complete and loss of capital, and to define procedures for additional funding or cancellation in advance. This concept does not represent an offering, token issuance, land acquisition, construction activity or confirmed partnerships. Images depict fictional completed resorts rather than existing project assets or a track record.
